Far West Village Project Scaled Back Due to Rezoning

Earlier plan for a hotel at 145 Perry Street.


In 2008, plans to construct a nearly 100 ft. tall hotel at 145 Perry Street (at Washington Street) spurred a campaign by GVSHP and several local groups to change the zoning for the area to prevent large-scale commercial development. After months of initial resistance and foot-dragging by city officials, in 2010 we finally got new, more appropriate zoning approved for the area, with lower height caps and elimination of the zoning bonuses for commercial (i.e. hotel) development. Fortunately, the zoning was passed before the development (which had been scaled back somewhat) moved ahead, thus making any new development on the site subject to the new rules.

Now a new developer has submitted plans for an even more scaled-down, entirely residential development to conform with the new zoning. Because the site is in the Greenwich Village Historic District, any new design must be approved by the Landmarks Preservation Commission, which includes public input through hearings at both the Commission and the Community Board.
