New Developments Proposed at
272 West 10th Street and 38 West 8th Street

New buildings have been proposed for the western end of 10th Street between Greenwich and Washington Streets by the Village Community School (VCS), and for the south side of 8th Street at the corner of MacDougal Street. Both must go through the landmarks public approval process, however, as both are located within the Greenwich Village Historic District, and the VCS expansion requires public approvals for zoning variances at the Board of Standard and Appeals.

VCS Expansion, 272 West 10th Street: The school has proposed a four-story addition on what is currently a playground adjacent to the school. The zoning variance required for the addition will be heard at Community Board #2’s Land Use Committee tomorrow night, Wednesday, October 10 beginning at 6:30pm. The landmarks application will be heard next Monday, October 15th at the Community Board #2 Landmarks Committee, also beginning at 6:30pm – click here for locations and more information. Each committee will pass a resolution regarding the application which will then go to the full Community Board for approval. Those resolutions are advisory only; the zoning variance application will be decided by the Board of Standards and Appeals, and the Landmarks Application by the Landmarks Preservation Commission. Each of those bodies will schedule public hearings on the applications some time after the Community Board hearings but have not done so yet. For more information on the landmarks application and to sign up for notifications about its progress, see our landmarks application webpage.

38 West 8th Street: A developer has filed plans for a seven-story, 74 ft. tall residential and commercial building on this site. It appears that the plan would involve demolition of the one-story buildings on the site at 38, 40, and 42 West 8th Street, as well as 179 MacDougal Street; however, whether all those buildings or additional buildings would be proposed for demolition remains to be seen. Demolition of the existing buildings and any new construction would require public hearings and approval by the Landmarks Preservation Commission, preceded by a public hearing at Community Board #2. No such application has been scheduled yet, however, GVSHP will inform the public when that has taken place. The developer would have to convince the LPC that the existing buildings were not of any historic or architectural value or significance in their current condition and that the proposed replacement was “appropriate” for the site and district. If you wish to be notified of the status of this application, email sapmann@gvshp.org
