Environmental Review Begins for Massive Pier40/St. John's Rezoning Proposal

The City is now formulating its environmental review for the massive proposed rezoning of the St. John’s Terminal Building at Houston and West Street, to allow a 2 million square foot complex of buildings to be constructed on the 3-block site.  In addition to increasing the size of an allowable development on this site, the proposed changes will almost triple the value of this development site, while the givebacks to the public are relatively modest by comparison.

GVSHP has very serious concerns about the proposal, its impact, and the process of transferring “air rights” from Pier 40 in the nearby Hudson River Park to allow this massive development.
There remain many unanswered questions, a lack of exploration of alternatives, and no action on protecting other parts of our neighborhood like the South Village and University Place/Broadway corridors.

The City will be accepting comments on the scope its proposed environmental review of this gigantic plan until Monday, November 30th.  It’s critical that we let them know our concerns, the impacts we believe this project will have, and the need to protect nearby areas of our neighborhood from out-of-scale development.
