Dear Chair Srinivasan and Members of the Board:
I strongly urge you not to grant residential floor area for this development above the 3.44 FAR allowed in the surrounding R7-2 residential neighborhood.
The proposed 18-story, 250 ft. tall tower is totally out-of-scale for the surrounding neighborhood, and would harm its character. Sullivan Street is composed of 2-6 story structures, and the proposed development would completely violate that scale.
I do not believe that the developer has proven that an 18-story tower is the minimum variance necessary to overcome any hardship attached to the site. While I do not object to a residential use on this site as opposed to the as-of-right hotel, I think the scale must be significantly reduced to keep it in character with this residential neighborhood.
