Re: Proposed Sullivan Street Rezoning, CD 2 C 100026 ZMM
I write to express my opposition to the proposed rezoning of Sullivan Street which would place a commercial overlay on a portion of the street between Spring and Broome Street.
Such a rezoning would allow commercial spaces of considerably greater size than those already there or those typical of South Village side streets, and thus would change the character of the neighborhood. Placing a commercial overlay on the street would also make it easier for new development to reach to maximum bulk allowable under the current zoning — 6.5 FAR — which is much too large a size for this neighborhood. Groups like the Greenwich Village Society for Historic Preservation have long called for a rezoning and landmark designation of the South Village, and the effects of the addition of the commercial overlay would be at odds with that effort to protect this neighborhood’s character.
Finally, though this proposed rezoning only covers a very small area, it could easily set a precedent for, or make easier, similar future rezoning requests for other side streets in the South Village. For all of these reasons, I urge you to reject this rezoning application.
