COMMUNITY BOARD VOTES UNANIMOUSLY TO INCLUDE REQUEST FOR NEIGHBORHOOD ZONING PROTECTIONS AS CONDITION
FOR 
APPROVAL OF 14TH STREET TECH HUB;
BOROUGH PRESIDENT’S VOTE IS NEXT

Last night Community Board #3 (covering Manhattan east of 4th  Avenue and south of 14th Street) voted to include as one of their conditions for approval of the proposed 14th Street Tech Hub the City moving ahead with GVSHP’s proposed zoning protections for the 3rd and 4th Avenue corridors (Community Board #2 is long on record supporting our proposed zoning protections for the University Place and Broadway corridors), replacing weaker and vaguer language previously passed by committee. This is the first official stop in the public review and approval process, and the inclusion of language calling for these needed protections for the surrounding neighborhood is an important victory! Thank you to the hundreds of you who turned out for last night’s meeting and past meetings.
 
The next step in the process is the Borough President, who will issue a recommendation regarding the proposed Tech Hub soon. The Borough President has previously declined to consider including neighborhood zoning protections as part of her recommendation regarding the Tech Hub; we are hopeful that with last night’s community board vote, she will reconsider.
 
Please reach out to Borough President Brewer to urge her to include the proposed protections for Greenwich Village and the East Village as a condition of any approval for the 14th Street Tech Hub.

And say: “I urge Borough President Brewer to include the proposed protections for Greenwich Village and the East Village AS A CONDITION OF ANY APPROVALS FOR THE 14th STREET TECH HUB.”  Please be polite and concise.
 
After the Borough President makes her recommendation, the proposal will go to the City Planning Commission, which will hold a public hearing and vote, and the City Council’s, whose final approval is necessary.  We are working very hard with Councilmember Carlina Rivera to ensure that the only way the Council will approve the Tech Hub is if the neighborhood protections we are calling for are also provided.

 

This section of Greenwich Village and the East Village between Union Square and Astor Place are unique amongst these neighborhoods for their almost total lack of landmark protections or appropriate zoning.  As a result, out-of-scale and out-of-character development is proliferating there, including 300 ft tall condo and office towers and 300 room hotels, spurred in part by the exploding tech industry.  As a result, developers are referring to this area as an extension of “Silicon Alley” and ‘Midtown South.’  The Tech Hub will accelerate this trend UNLESS accompanied by the neighborhood protections we are calling for.  But if such protections are included, this can be a win-win for our neighborhood and the City.
