New Plans Revealed for 110 University Place/Bowlmor Tower

New plans have been filed with the Department of Buildings showing details of the planned tower to replace Bowlmor Lanes at 110 University Place at 12th Street.  While the zoning diagrams show no architectural details, they do show the basic massing and dimensions of the planned high-rise condo tower.

While prior papers filed for the site indicated plans for a 308 ft. tall tower, the latest plans with diagrams show an approximely 280 ft. tall tower (268 feet to the top of the parapet, with mechanical space above).  The planned development still includes a one-story, approximately 25 ft. tall commercial and community facility base covering the entire site, with 52 condo units rising in an approximately 75 ft. by 75 ft. tower above.  These plans could of course change again.

Even at the somewhat reduced height, the planned development is still grossly out-of-scale with the surrounding neighborhood, especially University Place. 

GVSHP has proposed and pushed for a rezoning of the area which would prohibit towers of this sort, and require all new developments to more closely match the scale of the area.  In spite of a very strong statement in support of our proposed rezoning by the local Community Board and by every local elected official representing the area, from City Councilmember Rosie Mendez to Assemblymember Glick, State Senator Hoylman, Borough President Brewer and Congressmember Maloney, the City has thus far refused to consider the proposed rezoning.

GVSHP will be closely scrutinizing the plans for any inconsistencies with current zoning rules.  Current rules do however allow for towers of 300 feet in height in this area or taller, and thus we will also continue to push the City to move on our rezoning plan as soon as possible.
