Plan to Super-Size 14th and 8th Avenue Development Defeated



The site of planned new development at the SE corner of 14th Street and 8th Avenue.

GVSHP is pleased to report that the Board of Standards and Appeals (BSA) has turned down a developer’s request for a zoning variance that would have allow a planned new development at the southeast corner of 8th Avenue and 14th Street to rise 21 feet higher than zoning allows. GVSHP opposed the height increase variance and pushed back on the developer’s claims before the BSA about a hardship and the lack of adequate return that would come from a more conforming development. 

The site has contextual zoning, which limits all new development to 120 feet in height – a more than adequate scale to allow a developer to make a handsome profit. This developer was seeking to build nearly 18% higher than the allowable height limits for this part of 14th Street.

Last year, Mayor de Blasio proposed lifting many height limits for new developments across the city, including in this zoning district. GVSHP fought back against that plan, and the height limits for this and other zoning districts we fought for in the West Village remain intact. It’s critical to the character of our neighborhoods that these exceedingly reasonable limitations on new development are preserved.
