Critical Public Hearings: Save the South Village/Don’t “Midtown” Hudson Square

The City is moving ahead with a plan to rezone Hudson Square, but without necessary landmark protections for the neighboring South Village and appropriate height limits for new development. |
The City has just ‘certified’ an application by developer Trinity Realty to rezone Hudson Square. In the environmental analysis, Trinity and the City acknowledge that the adjacent proposed South Village Historic District will be impacted by the rezoning, and that the South Village is “landmark eligible.” YET THE CITY HAS STILL REFUSED TO MOVE AHEAD WITH LANDMARKING THE SOUTH VILLAGE AS IT PROMISED TO YEARS AGO.
Additionally, the proposed Hudson Square rezoning would allow very large and tall new buildings in the area – up to 320 feet high on most major avenues and 430 feet high on one large site at the southern end of the neighborhood (approximately the height of the Trump SoHo). ADDITIONALLY, AN ‘ALTERNATIVE PLAN’ WAS INCLUDED IN THE APPLICATION WHICH COULD MAKE THE HEIGHT LIMITS ON SOME STREETS EVEN HIGHER.
Hudson Square SHOULD be rezoned – the current zoning also allows out-of-scale development and most strongly encourages hotel development. BUT THE REZONING MUST HAVE APPROPRIATE HEIGHT AND BULK LIMITS FOR NEW DEVELOPMENT, AND MUST BE ACCOMPANIED BY LANDMARK PROTECTIONS FOR THE ADJACENT HISTORIC SOUTH VILLAGE, WHICH WILL OTHERWISE BE HEAVILY IMPACTED.
