GVSHP Questions NoHo High-Rise Design; Landmarks Presses Pause

(l.) 363 Lafayette Street vacant lot (center) currently, and (r.) currently proposed 363 Lafayette Street with 25 Great Jones Street to the left as it will look when completed.

One of the many important functions of the Landmarks Preservation Commission (LPC) is to ensure that new development in historic (landmark) districts fits the character of its surroundings. GVSHP carefully reviews all such proposals and advocates for the LPC to only approve designs that are appropriate.

One such recent example is 363 Lafayette Street, located between Great Jones and Bond Street. A new development is proposed for this vacant lot in the NoHo Historic District Extension, which GVSHP helped successfully advocate for the designation of in 2008.

As this is a vacant lot, new development on this site is completely appropriate, and GVSHP welcomes thoughtful contemporary designs that relate well to their historic surroundings.

However, in this case, we felt the proposed design did not yet meet that standard of appropriateness, and needed further work. The façade was too repetitive, and the ziggurat-style massing was uncharacteristic of NoHo’s architecture.

We’re happy to say that the LPC agreed that the design needed re-working and further consideration, and last week asked the applicant to return with revisions.
