LPC Refuses to Approve 11 Jane Street

We are happy to report that on Tuesday the Landmarks Preservation Commission (LPC) refused to approve the revised proposed design for a new building at 11 Jane Street.  GVSHP had written to the Commissioners outlining our criticisms of the design, as did more than two hundred of our members.  The Commissioners cited our letters in discussing the proposal and echoed many of the sentiments we and our members had expressed in sending the applicant back to the drawing board for further revisions.  Thank you to everyone who wrote and who joined us at the hearing to hold up signs saying “Vote No On 11 Jane.”  Read coverage in Patch, NY YIMBY, The Villager, and Chelsea News.

GVSHP felt strongly that the revised design did not meet the standard of “appropriateness” for a new building on this block of Jane Street or in the Greenwich Village Historic District.  The proposed design had a mass-produced quality reminiscent of chain hotel design, without the individuality or charm associated with Greenwich Village architecture.  It is now up to the applicant to revise the design and resubmit it to the LPC; there is no prescribed timeframe for them to do so.

The revised design was about ten feet shorter than the original proposal, which was a step in the right direction.  And at Tuesday’s meeting LPC asked the applicant to reconsider the design of the windows and the ground floor entrances, as well as to consider further reducing the height of the penthouse.  While we would have preferred that the LPC asked for further revisions and reductions in the height of the building, we were gratified that the Commissioners did not approve the design and asked for improvements that were consistent with the concerns we had expressed.
