Second Attempt at Landmarks Approval for Glass Topper to 827-831 Broadway Fails

On Tuesday, the Landmarks Preservation Commission (LPC) rejected a second attempt by a developer to secure approvals for a 4-story glass addition atop 827-831 Broadway (12th/13th Streets), the 1866 loft buildings which Willem de Kooning and a host of prominent 20th-century art figures called home, and which GVSHP led a successful campaign to landmark and save from replacement by a 300 ft. tall office tower. After the buildings were landmarked in late 2017, the developer/owner almost immediately applied for permission to add a large 4-story glass addition on top. GVSHP and many others opposed that plan, which the LPC rejected, asking for a smaller, “calmer” design for an addition.

The new proposal was five feet shorter than the old plan and set back eight feet further from the street, with a slightly simplified glass design. But GVSHP still felt the design did not adequately respect the landmarked buildings, and would overwhelm them, urging the LPC to reject the plan, as did Assemblymember Deborah Glick and City Councilmember Carina Rivera and scores of New Yorkers via our website. The LPC asked the applicant to make further revisions to the plan, which will likely return again at some point in the future.
