Last week the Landmarks Preservation Commission sent a proposed development at 145 Perry Street which has been a focus of great concern by GVSHP and many neighbors back to the drawing board for further revisions, which the Society applauds. 

In 2008, developers proposed a 100 room hotel at 145 Perry Street (at Washington), which sparked a firestorm of controversy and opposition from GVSHP and many community groups. While the LPC eventually approved a scaled-down version of the hotel plan, GVSHP and community groups proposed and fought for a rezoning of this and neighboring blocks to remove the zoning bonus for hotel development and to reduce the scale of any new construction in this area. The rezoning passed in 2010 before the hotel project moved ahead, thus forcing the developer to rethink the proposal, eliminating the hotel element and reducing the size slightly. 

While we were pleased with the change in proposed use and reduction in size of the new proposal, the new design was still not appropriate for this historic neighborhood, and appeared too massive, boxy, and repetitive (read our testimony HERE). The LPC agreed with many of the concerns GVSHP and neighbors raised, and required the applicant to make further changes to the design to address these issues if they wish to move ahead.
